This week comes to a close after experiencing violent swings in the stock market, tariff whiplash, a drop in consumer confidence. A big looming question mark remains for the mortgage interest rate drop everyone expected.

While these understandably concerning times may dissuade consumers away from buying real estate, my opinion is it is one of the better times to invest in real estate.

Here’s why…

  • Real estate prices typically outpace inflation AND it is much more stable than stocks.

  • Rents rise in times of economic pressure.

  • It is well known that Texas tends to do better than most of the U.S. when it comes to maintaining home values.

  • Investing in other places than your 401(k), the stock market, and IRA’s can help diversify your portfolio. Avoid keeping all your eggs in one basket, it’s risky.

  • Home ownership opens up tax advantages like deducting depreciation, mortgage interest, property taxes, and homeowners insurance to reduce your tax liability.

  • Buying an investment property, or converting your existing home into an investment, can help create passive income for your future.

While all of these points are valid reasons to consider purchasing a home, the housing market has changed in 2025.

We are in a buyers market. There’s increased inventory of homes for sale, and sellers realize that buyers have a lot more options to choose from. It motivates parties to negotiate more evenly, such as offering a concession towards a buyers closing costs.

When it comes to making the decision to purchase a home, avoid the noise and talk to a professional. Consider your own circumstances and financial capacity. Find a reputable mortgage professional (like us) to help walk you through this. Even if you are not ready today, it’s great to have a plan in place for one of the biggest purchases you will ever make. Years from now, you may need the equity you lost out on because you continued to rent for another 5-10 years. That money could have been yours…think about it.
